Market Evaluation
Our goal is to ‘show' you, rather than ‘tell' you, what the market value of your property is, clearly and concisely, and to educate you on all factors necessary for YOU to make an intelligent, informed, confident and strategic decision, with our support and guidance.
There are two successive stages to accurately determining market value and pricing strategy:
Stage 1: The Numbers. Once you know what the comparable sales are, and have a clear picture of how they compare statistically and objectively to your property, you'll have a range of value. We'll create a CMA (Comparative Market Analysis) for you, usually within 1 day unless requested on a Sunday.
Stage 2: The Bigger Picture. Subjective factors such as view, condition, renovations, and so on must be considered along with market conditions and personal motivations to come up with a pricing strategy. This first involves an initial walk-through and meet-and-greet. We then return a day or two later after preparing a written Market Evaluation and go through this report with you while having an open discussion regarding all contributing factors. The goal of this meeting is to provide support and education towards a final decision. Should the decision be to list your property, and work with us to do so, the next step will be to build the best possible plan that we can implement for you.
