Investing in real estate is very exciting to us, and we greatly enjoy participating in the growth of our clients' real estate portfolios. We find there are generally two types of real estate investor.

 

1) The Developer: We've found the highest levels of success for clients by being involved in all stages of a development project, rather than just at the marketing and final sale stage. We have experience with lot procurement and multi-lot assemblies, and know how to judge viability (zoning, building codes, projected approximate profit, etc.) beforehand. Integrating our network of contacts, in conjunction with providing input throughout the project regarding what will, or will not, be appealing to the buyer market (layout, finishings, street appeal, etc.), provides much client value and develops a high level of trust and communication prior to the marketing and final sale stage. 2) The Landlord: Rental property investment in Vancouver is extremely profitable, currently more so than it has been for some time. Rents continue to increase, prices have come down substantially, and borrowing is currently inexpensive. We've calculated that a rental property in Vancouver, if held for at least 5 years or more, generally produces about a 15%+ ROI year-over-year from purchase to final sale. With rental properties, you can put 20% towards the cost of an investment, yet earn market appreciation on 100% of its value, as the tenant is financing your ‘hold' of the other 80%. In other words, $1 can earn the appreciation on $5. With stocks or most other investment vehicles, one generally needs $5 to earn appreciation on $5. Nothing, including stocks and RRSP's, is risk-free, but Vancouver is relatively a very safe bet for this type of scenario, if one purchases wisely. We are, of course, big promoters of this type of investing, and often urge current clients to investigate keeping their current properties as investments when considering a move or move up.
